We build and repair the concrete that homes and properties in Kirkland stand on and drive across, and we get the ground ready long before the truck shows up.

A lot of everyday life in Kirkland happens near the water. Juanita Beach Park stretches across both sides of Juanita Drive with a playground, ballfields, a walking path and seasonal swimming on Lake Washington, and Marina Park downtown puts a sandy beach, a boat launch and summer concerts a short walk from restaurants and shops.

Walkers, joggers and bike riders use the Cross Kirkland Corridor, a gravel trail that runs north from the South Kirkland Park & Ride through the Totem Lake Business District. This is where we're based, and the yards, driveways and lots around places like these are where most of our work happens.

Concrete services in Kirkland, WA

Kirkland Concrete Company is a concrete contractor in Kirkland handling 16 kinds of work, from new driveways and patios to footings, foundations and parking lots. Most of it comes down to the same goal, concrete that drains, stays level and doesn't settle with the dirt under it. What moves the price is mostly the size of the job, how much digging and base work your ground needs, how close the truck can get and whether you want a decorative finish. The schedule turns on site prep, a permit when the job needs one and the weather on pour day. I'll give you your own number once I've looked at the site.

  • Concrete driveway building

We pour new concrete driveways on a dug-out, packed base, sized for your cars and sloped for the way rain runs off your lot.

  • Concrete patio construction

Want a spot for a table and a grill? We build concrete patios off the back door, sloped so rain runs away from the house.

  • Stamped concrete services

Stamped concrete is pressed with a pattern and colored while it's still wet, so a patio, walk or pool deck looks like stone or brick.

  • Concrete sidewalk building

We build front walks and side paths to your door, laid flat and even so nobody catches a toe on a lifted edge.

  • Garage floor concrete

Garage floors carry cars and the water they drag in, so we pour them on a packed base and slope them toward the door.

  • Decorative concrete

What counts as decorative concrete? It's color, exposed stone, scored lines or a sealed finish for owners who want more than plain gray.

  • Concrete retaining walls

Poured retaining walls hold back a slope so you get usable level ground, and we drain the back side so water doesn't build up.

  • Concrete floor installation

We pour interior concrete floors for basements, shops and additions, troweled smooth and flat and ready for flooring or a sealer.

  • Concrete pool decks

Around a pool, we build concrete decks with a textured surface for bare, wet feet, sloped so splash water runs off instead of sitting.

  • Concrete steps construction

Concrete steps to a porch or side door are formed with every step the same height, so nobody misjudges one going up or down.

  • Slab foundation building

Slab foundations put the floor and footing in one pour, with rebar, the steel inside that ties it together, for garages, shops and additions.

  • Foundation installation

Building an addition or a new house? We form and pour the foundation to your plans so framing starts square and level.

  • Concrete parking lot building

For business and apartment owners, we pour concrete parking lots graded to drain and built to take steady daily traffic.

  • Concrete footings

Footings are the concrete under decks, posts, walls and additions, dug down to firm ground so whatever sits on top stays put.

  • Foundation raising

A sinking corner or sticking doors usually mean settling, so we raise the foundation back toward level as far as the house safely allows.

  • Concrete cutting

Need a trench, an opening or a broken section taken out? We saw-cut concrete along a clean line so the rest stays whole.

Why people around Kirkland hire us

  • The person who prices it runs the job

I price every job myself, and I'm on site running the crew when it gets built. What we talked through at the estimate is what happens on pour day, because nothing gets handed from a salesperson to a stranger.

  • Your address checked before we dig

We look up your address with the city or the county at the start, so lot rules and paperwork are sorted out before anyone breaks ground. That way a surprise at the counter doesn't stall your job halfway through.

  • Plain talk about cracks and wear

Most concrete cracks some as it ages, and I'd rather you hear that from me now than find out later. We explain up front what's normal over the years and what we do to keep cracks where we choose them, so you know what you're getting.

Where your budget should go first

If something has to give on a budget, cut the fancy finish before you cut the base, because a decorative surface poured over raked-in dirt will settle and crack while a plain slab over dug-out, well-packed ground underneath holds up. You can always add color or a sealer later, but nobody can fix a bad base without tearing the slab out.

How a concrete job goes with us

  1. You call or write

Call (425) 285-8643 or send a note through our contact form with your project address, and we'll get back to you within one business day.

  2. I visit the site

I come out myself to look at the ground, the slope and where the water runs, and to hear what you have in mind.

  3. Plan and estimate

I walk you through the plan and a free estimate with no obligation, and tell you then if the job needs a permit and whether we'll file it or walk you through it.

  4. Prep, then the pour

I run the crew on site, and the digging, base and forms are ready well ahead of the concrete truck so nothing gets rushed when it arrives.

  5. Walk-through and care

We walk the finished work with you and go over how long to keep feet and cars off it and how to care for it after.

Common concrete questions in Kirkland

Will my new concrete driveway crack like the old one?

Probably a little, because nearly all concrete cracks as it shrinks and the ground moves, but it shouldn't break up and sink like a slab poured on loose dirt. We pack the base and cut control joints, shallow grooves that give cracks a straight line to follow, so they land where we chose.

What do I need to do before a concrete job in Kirkland?

Send us the project address and clear the work area, and we'll handle the rest. Some Kirkland mailing addresses sit outside city limits, so the address tells us whose rules apply, and inside the city a driveway replacement or any work in the public right of way needs a permit from Public Works, which you can reach at 425-587-3800.

How do you keep water from pooling on a concrete patio or driveway?

We set the slope before we pour so water runs off the slab and away from your house. I check where water runs across the yard at the first visit, because a slab that tips toward the house sends rain right at your foundation.

What's the difference between a broom finish and stamped concrete?

A broom finish is a light texture brushed into wet concrete so it isn't slick, and stamped concrete has a pattern pressed in for a stone or brick look. Broom is the plainer, lower-cost choice and the easiest to keep up, while stamped looks dressier and usually needs resealing now and then.

Does the concrete truck need to drive onto my property?

Not always, since we can bring concrete in by pump or wheelbarrow when the truck can't get close to a backyard or a narrow side yard. I'll look at access at the site visit and tell you how we'd get the concrete where it needs to go.

How long will I be without my driveway after a new concrete pour?

That depends on the mix and the weather, and I'll give you the wait for your slab at the estimate, since curing, the time concrete needs to harden and gain strength, can't be rushed. You can usually walk on it well before you can drive on it, and we time pours around the heat, because concrete finished in midday sun can end up with a weak, dusty top.

How do I take care of new concrete?

Keep it clean, rinse off oil and other spills before they soak in, and keep dumpsters and heavy trailers off the edges. If you have a decorative or stamped surface, ask us at the walk-through when it'll need its next coat of sealer.

What should I check before hiring a concrete contractor in Kirkland?

Make sure they're registered with the Washington State Department of Labor & Industries, which the state requires of every construction contractor, and that they hold a City of Kirkland business license for work inside city limits. On a home job of $1,000 or more, a registered contractor also has to give you the state's notice-to-customer disclosure.
