Terms and Conditions

Effective January 1, 2026

Kirkland Concrete Company, kirklandconcretecompany.com, hello@kirklandconcretecompany.com

Agreeing to these terms

These terms cover your use of this website and any concrete work you book with Kirkland Concrete Company. By using the site, asking for an estimate or booking a job, you agree to them, so please don't use the site or book with us if you don't.

"We," "us" and "our" mean Kirkland Concrete Company. "You" means the person using the site or the property owner who hires us. If a signed estimate or contract for your job says something different from these terms, the signed document controls for that job.

What we do and what this site is for

We're a concrete contractor in Kirkland, WA, and we build driveways, patios, sidewalks, steps, slabs, foundations, retaining walls and other concrete work for homes and businesses in Kirkland and the cities around it. The services and cities on our home page describe what we generally offer. They aren't a promise that we can take on every job or every location.

The written estimate for your job sets out exactly what we'll do. Anything outside it, such as extra tear-out, hauling, grading or repairs to hidden problems, is extra work and needs your approval before we start it.

What you read on this site about how concrete work is done is general information. It isn't engineering, legal or permit advice for your property.

Estimates and pricing

Our estimates are free and done in person, because we need to see the ground, the slope, the drainage and the access before we can price a job fairly. There's no pressure to book.

An estimate is based on what we can see at the visit. Once old concrete comes out and the ground is open, we sometimes find soft soil, buried debris, roots or old footings, and if that changes the work, we'll stop, show you what we found and give you a written price change before we go further.

The price on an estimate holds for the period written on it. After that, material and labor costs may have moved, so we may need to update the figure.

Whether your job needs a permit is set by your city or county. Permit fees, engineering and inspection costs aren't included unless your estimate lists them.

Scheduling, weather and cancellations

We schedule pours around the weather, because heavy rain, freezing temperatures and high heat can all damage fresh concrete. If conditions aren't right, we'll move the pour date and tell you as early as we can, and a weather or concrete supplier delay isn't a breach of these terms by either of us.

Please give us clear access to the work area on scheduled days, and tell us about anything buried that we might not know about, like sprinkler lines, lighting wires or septic lines. Private lines usually aren't marked, so we can't be responsible for damage to lines nobody told us about.

New concrete needs time to cure, which is the wait while it hardens and gains strength. We'll tell you when it's safe to walk and drive on, and you agree to keep people, pets and vehicles off it until then, because we aren't responsible for damage from using the slab early.

If you need to cancel or reschedule, give us as much notice as you can. Once materials are ordered, forms are set or a concrete truck is booked, we may charge for materials, work already done and supplier fees we can't get back, and your estimate or contract will spell out any specific cancellation terms.

Payment

Your estimate or contract says what deposit, if any, is due and when the balance is due. If it doesn't say, the balance is due when the work is complete.

If a payment is late, we may pause work until it's paid. We may also use the remedies Washington law allows a contractor, including a lien on the property where the law permits one.

Our guarantee and what it doesn't cover

We stand behind our work, and your satisfaction is guaranteed. If something isn't right, call us and we'll come look, and where the problem comes from our workmanship, we'll make it right.

Concrete is a natural material, and some things are normal rather than defects. Hairline cracks can still show up even with good base work and control joints, which are the lines we cut so the slab cracks along them instead of at random, and color can vary between pours and fade over time.

We aren't responsible for problems caused by things outside our work. That includes soil movement under areas we didn't prepare, tree roots, drainage problems elsewhere on the property, de-icing salts, vehicles heavier than the slab was built for, and changes or repairs made by others after we finish.

Heavy equipment and concrete trucks usually leave some wear on the lawn and plants next to the work area. We clean up after the job, but restoring landscaping isn't included unless your estimate says so.

Any written warranty we give you for your job is the only warranty we offer. Apart from it, and as far as Washington law allows, we make no other warranties, express or implied, and this website is provided as is.

Limits on our liability

We're licensed and fully insured. As far as the law allows, our total liability for any claim connected with a job is limited to what you paid us for that job.

We aren't liable for indirect or follow-on losses, such as lost use of your property or lost income. Nothing in these terms limits liability that Washington law doesn't allow us to limit.

If we disagree

If you're unhappy with any part of the job, call us first at (425) 285-8643 or reach us through our contact page. Most problems get sorted out on site, so we ask for a written description of the issue and a fair chance to look at it and respond before either of us takes other steps.

If we can't settle it between us, either of us can ask for mediation before going to court. Any lawsuit will be brought in the courts of King County, Washington, unless the law requires a different place.

Which law applies

These terms and any work we do for you are governed by the laws of the State of Washington. If a court finds any part of these terms can't be enforced, the rest still applies.

Changes to these terms

We may update these terms from time to time, and the version on this page is the current one. Changes don't affect a job already covered by a signed estimate or contract unless we both agree in writing.
